Sod installation and lawn replacement in Eustis, FL
Dead or patchy turf cut out, the ground graded, and new St. Augustine, Bahia or Zoysia laid with tight seams, then watered in on the extra days Eustis allows for new grass.
What a sod installation covers
- StripOld grass and weeds come off with a sod cutter, roots and all, so the new turf sits on clean ground instead of a spongy dead layer.
- GradeLow spots are filled and the surface raked level and sloped away from the house, then lightly firmed.
- LayPieces go down in a staggered brick pattern with the seams butted tight: no gaps, no overlaps.
- Roll and soakThe sod is rolled so it makes full contact with the sand, and it gets its first deep watering the same day.
- Haul offOld turf and leftover pieces leave on our trailer.
St. Augustine, Bahia or Zoysia for a Eustis yard?
St. Augustine is the most common lawn in Eustis and the most shade tolerant of the three, which makes it the usual pick under the oaks on the older streets. Floratam is the sun-loving variety; shadier yards do better with a shade-tolerant cultivar such as Seville or Bitterblue.
Bahia is coarser, but it copes with drought and thin sand better than either of the others, so it makes sense on big, sunny lots at the edge of town where watering every corner isn’t realistic. It does poorly in shade.
Zoysia gives a dense, fine-textured lawn in full sun or light shade. It is slower to establish and wants regular, careful mowing to look its best.
Resodding under heavy oak shade
Beneath a dense live oak canopy near downtown, even shade-tolerant St. Augustine can thin out again after it is laid. Before you pay to resod the same patch twice, we’ll say so if a planted bed or a mulch ring would hold up better there. Our landscaping page shows what that looks like.
The best month to lay sod in Central Florida
Sod roots fastest while warm-season grass is actively growing, so late spring through summer is the strongest window. Laying it as the rainy season starts helps a lot under one-day-a-week watering, because afternoon storms do some of the work. Sod laid in winter survives, but it sits dormant and roots slowly until the weather warms.
How to water new sod under the Eustis restrictions
New sod is the one place the rules allow extra days. Under the Phase III water shortage order (Order 2026-017) from the St. Johns River Water Management District, new landscaping may be watered any day for the first 15 days, up to three days a week for the next 30, then two days a week for the final 15. No irrigation between 8 a.m. and 6 p.m., and no more than ¾ inch of water and no more than one hour per zone.
On fast-draining Eustis sand, short daily runs in the first couple of weeks keep the underside of the sod moist while roots reach down. After that, fewer and deeper soakings train them to go deeper. Patchy coverage kills new sod quickly, so if a head is sunken or blocked, fix it first; our sprinkler repair page explains how. The full rules are on the Eustis watering schedule page.
How much sod costs, and how we price it
Sod cost comes down to square footage, which grass you choose, how much old turf has to come out and how easy the yard is to get into. We measure the area from Lake County parcel records and aerial imagery, so the price arrives as one fixed number for the whole job with the square footage shown. There is no per-foot rate on this page, because removal and grading vary too much from one yard to the next.

Lawn mowing
A fixed weekday, the right cut height, crisp edges and a clean driveway. Weekly through the warm months, every second week in winter.
Landscaping
New planting beds, shrubs, rock and stone, clean borders and low-voltage lighting for Eustis homes, planned around one watering day a week and the shade your trees really cast.
Sprinkler repair
Heads spraying the street, a zone that won’t shut off, dry patches, a timer still set to last year’s days: found, fixed and reprogrammed for the rules Eustis is under now.
Lawn aeration
Hollow tines pull small plugs of soil from compacted turf so water, air and roots can get back down. Worth it where a Eustis lawn takes traffic, and timed for when the grass can recover.
Lawn fertilization
St. Augustine and Bahia fed when they can use it, with slow-release nitrogen, measured rates and a blower in hand so nothing ends up on the pavement or in the lakes.
Yard cleanup
Turning an overgrown Eustis yard back into a lawn: tall grass brought down safely, beds weeded, edges recovered and the debris taken away.
Hedge trimming
Privacy hedges shaped so they stay thick to the ground, foundation shrubs pulled back off the house, and flowering plants cut at the right time of year.
Mulch
Weeds out and bed lines cut before anything is spread, then a proper layer of mulch that stays clear of tree trunks and the foundation.
Leaf cleanup
Eustis oaks shed in late winter and spring, just as lawns start growing again. We clear the turf, beds and paving and take the leaves away.
Palm trimming
Brown fronds, seed stalks and loose boots taken off. The green crown stays, because it is how the palm feeds itself.
HOA & commercial
Association common areas, community entrances, pond banks, offices and storefronts, maintained to a written scope for one set monthly price.
