Eustis lawn watering schedule

The rules in force right now

Eustis gets its irrigation rules from the St. Johns River Water Management District, not from a separate city schedule. Since May 11, 2026 the Lake County part of the District has been under a Phase III water shortage order (Order 2026-017) from the St. Johns River Water Management District. The order has no end date; the District lifts it when conditions allow. As of September 2026 it applies all year, regardless of daylight saving time:

• SaturdayOdd-numbered addresses
• SundayEven-numbered addresses
• TuesdayNonresidential, including HOA common areas

No irrigation between 8 a.m. and 6 p.m. No more than ¾ inch of water and no more than one hour per zone. The City of Eustis says the limits cover private wells and pumps as well as city water; users whose only irrigation source is reclaimed water are outside the order. Homeowner associations cannot enforce deed rules that would push residents into breaking it.

The normal schedule, once the order ends

Without a shortage order, the District’s standing rules apply in Eustis. They depend on whether clocks are on Daylight Saving Time (March to November) or Eastern Standard Time:

How much water a lawn actually needs

UF/IFAS advises watering when the grass asks for it rather than on a timer alone. The signs are leaf blades folding in half lengthwise, a blue-gray tint across the lawn, and footprints that stay pressed in instead of springing back. When you see them, put down ½ to ¾ inch, enough to wet the root zone thoroughly, and do it in the early morning. Eustis has a soil named after it. The USDA’s Eustis soil series, first described in Lake County, is a sand classed as somewhat excessively drained (USDA soil series description). Sandy ground like that lets water pass straight through, which is why one deep soaking works better than several light sprinkles. To find out what ¾ inch means on your system, set a few straight-sided cans around a zone and time how long it takes to fill them to that depth.

New sod and new plants

Freshly laid sod and new plantings get extra days while they root. Under the Phase III order, new landscaping may be watered any day for the first 15 days, up to three days a week for the next 30, then two days a week for the final 15. Under the District’s normal rules the allowance is any day for the first 30 days, then every other day for the next 30. Note that the City’s page still shows the normal 30/30 allowance, while the order itself sets the shorter 15/30/15 schedule; follow the order while it is in force.

Rain sensors are the law, not an option

Florida Statute 373.62 requires anyone with an automatic sprinkler system to install, maintain and operate a device that shuts it off when there has been enough rain (Florida Statutes §373.62). If your controller runs during a summer storm, the sensor is missing, disconnected or dried out. On a one-day-a-week schedule, a working sensor keeps your only watering from landing on a lawn that is already soaked.

What watering limits mean for mowing

Height is the best drought tool a lawn has. Standard St. Augustine kept at 3½ to 4 inches and Bahia at 3 to 4 inches shade the sand and hold moisture far better than a close cut (UF/IFAS). With a single watering day, we mow at the top of the range, follow the one-third rule so no visit takes off more than a third of the blade, and blow clippings back into the turf where they help shade the soil.

A mulched bed needs far less water than struggling grass in deep shade or on a dry slope, so converting those spots is often the smartest Florida-friendly change you can make. Our mulch installation page explains how we do it.
